The species tells you the plan. If you are seeing half-inch tan roaches with two dark stripes behind the head, running from under the toaster at 11 p.m., that is a German cockroach and it is breeding inside — behind the dishwasher, in the refrigerator motor housing, in the void under the sink where the disposal wiring passes through. Those infestations are solved with bait the roaches carry back into harborage, not with a spray across the floor. If you are seeing a two-inch, glossy reddish-brown roach in the garage or the powder room after a heavy Goose Creek storm, that is almost always an American or smokybrown coming in from a storm drain, a mulch bed, or the gap under a garage door panel — an outside problem showing up inside, and it gets fixed at the perimeter and the threshold.
Stacked townhomes and apartments change the math. In the newer attached product around Moorefield Station, Brambleton, and One Loudoun, units share walls, plumbing chases, and soffit runs, so German cockroaches travel between kitchens along the same pipe penetrations your water lines use. Treating one unit and stopping there rarely holds. A two- or three-visit bait program spaced 14 days apart is the honest recommendation for any shared-wall unit with active German cockroach breeding, because the second visit catches the nymphs that hatched from egg cases the first round could not reach. A single visit is the right call for the opposite scenario: an Ashburn Farm or Ashburn Village single-family home with a couple of large peridomestic roaches per month, where the work is perimeter treatment, a new door sweep, and screening the brick weep holes.
The trade-off worth stating plainly: gel bait is slower than a can of aerosol for the first week, and it is the reason the roaches do not come back in month two. Broadcast spraying kitchen baseboards repels German cockroaches deeper into voids and away from bait, which is exactly why the store-bought approach knocks down a few and rebounds. Bait placements go inside cabinet voids, hinge recesses, and appliance cavities — not on open counters, floors, or anywhere a toddler or dog can reach. Tell us where the dog bowl sits and whether you keep a backyard hive, and exterior product stays off flowering plants and away from that footprint.
Sanitation and moisture do a lot of the work in Loudoun. Cardboard recycling stacked in an attached garage is the most common smokybrown harborage we find in Broadlands and Loudoun Valley Estates. Oriental cockroaches show up in crawlspaces and around sump pits in the older Belmont Ridge and Farmwell Hunt sections, especially after a wet spring, and they respond to drying the space and sealing the crawl door far better than to repeat spraying. Landlords and small commercial tenants near Brambleton Town Center often need documentation before a health inspection or a tenant complaint escalates — we leave the monitor placements in and note what was found and where, so you have something to hand over.
